Your next buyer might not be local
I sell homes on the NH Seacoast and in the Lakes Region by finding the buyers who are searching from somewhere else, then keeping you in the loop the whole way.
Why this works
Marketing is the part most agents skip
Listing a home puts it on the MLS and waits for someone else to bring a buyer. That is where most of the business stops. The homes that sell for more are the ones that get shown to the right people, in the right places, before the sign ever goes up.

How buyers actually find you
Relevancy, recency, proximity
Three things decide whether marketing reaches the person who is actually ready to move. Every page on this site is built to hit all three at once, which is why there is a page for each neighborhood and each situation instead of one page trying to cover everything.
- Relevancy
- Written for one situation at a time. A first-time buyer and someone settling a parent's estate are not the same person and should not read the same page.
- Recency
- Kept current. Market conditions from eighteen months ago are not information, they are decoration.
- Proximity
- Specific to the street, not the county. Hampton, Rye, North Hampton, Portsmouth and the neighborhoods inside them.
Position. Impact. Conversion.
The E.P.I.C. framework
Four pillars on every home we take. Not a checklist of things agents are supposed to do, an argument for why your home ends up being the obvious choice on the market.
Equity
Not a CMA. Where you actually stand in the data market, the negotiation market, and the buyer's mind, so you are leading the market instead of reacting to it.
Presentation
Perception creates value, so we control the narrative. Photography, video and copy engineered before anything goes public, for a buyer deciding with their thumb.
Impact
We do not just market, we dominate. Targeted campaigns that put your home in front of thousands who were not searching yet, instead of hoping the MLS does the work.
Campaign
You do not list a home, you launch it. Pre-launch buzz, a timed calendar, and offer sequencing, because the first week is the week you never get back.
Buying instead?
The R.E.A.L. framework
Most agents start by showing you houses. We start by getting you ready to win one, because the buyer who gets the good house is almost never the one who saw it first.
Ready
Pre-approved and represented before we tour anything, so you can act the day the right one appears instead of scrambling.
Educated
What your money actually buys here, honestly, before you fall in love with something out of range.
Aligned
Fewer homes, and better ones. We build the search on your real criteria and give you an honest verdict on each one.
Locked
Offer strategy, inspections, financing and closing, run so the ending is boring.
The situation you are actually in
Different circumstances, different plans
The fundamentals do not change. The sequence, the timing and how much coordination it takes change completely. Start where you actually are.

Who I am
I'm Brenda Maggy. I lead the Brenda Maggy Group, and I'm Principal Broker of Beach-Homes Realty and Lake Homes Realty in New Hampshire and Massachusetts.
I got my license in 2013, at 50, after 18 years out of the workforce. Since then I've sold 200+ homes. I've also lived on the Seacoast for 35 years, so the towns on this site aren't a territory to me. They're home.
I'm transparent, almost to a fault. You'll always know what I think your home is worth, why, and what I'd do next. Nobody gets pushed. If you've only wondered what your home is valued at these days, that's a fine place to start.
Find out what my home is worth
Where I work
My home base is the New Hampshire Seacoast: Hampton, Rye, North Hampton, Portsmouth, New Castle, Exeter, Hampton Falls, Stratham, Newfields, Newmarket, Dover and Seabrook, plus the beaches: Hampton Beach, North Hampton Beach, Jenness Beach and Rye Beach.
In the Lakes Region, my team works the towns around Lake Winnipesaukee: Meredith, Wolfeboro, Gilford, Laconia, Alton, Moultonborough, Center Harbor and Tuftonboro.
And across the Massachusetts line, from Salisbury and Newburyport down the North Shore to Marblehead, Salem and Gloucester. See every town I cover.
How I market a home
A lot of the buyers for Seacoast and Lakes Region homes aren't searching from down the street. They're shopping for a second home, a place to retire, or a move closer to family, often from another state.
That's who Beach-Homes Realty and Lake Homes Realty are built to reach. A live, real-time monitor at the brokerage's main office shows where buyers are searching from and when they're most active, across the country and around the world. We use it to feature our own sellers' homes to those buyers, at exactly the right times, through each brokerage's targeted buyer lists and Google Ads. Most brokerages don't run Google Ads like this.
Then I add my own ads on Google, Facebook and Instagram, in addition to my social media posts. Before any of it goes live, you get a short list of small, targeted investments that bring bigger returns, plus staging, professional photos, video, drone and a 3D tour. Here's the whole plan, step by step.
What the numbers look like
Views and clicks from my own ads on four homes I sold:
- $855,000 in Dover: 77,245 views
- $956,000 in North Hampton: 40,756 views
- $1,000,000 in Newbury, Massachusetts: 18,766 views
- $1,770,000 in Enfield: 618 clicks
My clients rate me 5.0 on Google across 63 reviews. The word that comes up most is communication. When there's activity on your home, you hear from me almost every day.

Frequently Asked Questions
Do you only sell homes on the water?
No. I sell homes at every price point across the NH Seacoast, the Lakes Region and northeastern Massachusetts, including plenty of move-up family homes.
Which brokerage will my home be listed with?
The one built for it. A coastal home is listed with Beach-Homes Realty and a lake home with Lake Homes Realty. I'm Principal Broker of both in New Hampshire and Massachusetts.
I'm not ready to sell. Can I still ask what my home is worth?
Yes. Plenty of people start there. You'll get a real number and the reasoning behind it, and nobody will push you to list.
